How did you get my contact information?
We obtain property owner data directly from your County Assessor's Office. This information is public record and accessible to anyone who requests it.
Is this real?
Yes! All our transactions are fully legitimate and verifiable through the County Clerk's Office.
I have other land I’d like to sell. Can I send that too?
Absolutely! We're always open to reviewing additional properties you're interested in selling.
What will you do with the property after you buy it?
Depending on the land and its potential, we may:

Buy and hold
Buy and resell
We determine this after doing due diligence on the property.
How do you determine your offer prices?
Our offers are based on local market comparables (comps), considering features like road access, water, utilities, and more.
I think your offer is too low. Can you increase it?
We understand your concern. If the property has key features (e.g., road frontage, utilities, septic, well), we may be able to adjust our offer. Please contact us to discuss.
How long does the closing process take?
All transactions are handled through a reputable title company or attorney. Closings can be completed in as little as 10 days, depending on the title work.
I have other land I’d like to sell. Can I send that too?
Absolutely! We're always open to reviewing additional properties you're interested in selling.
I live in a different state. How will I get paid?
The title company or attorney can send documents to you for notarization and will either mail a check or wire your funds after closing.
I have a property I want to sell. Are you buying?

If we’re interested, we’ll reach out. In some cases, we can close in 3–5 days.
Are you the actual owner of the property?
We own approximately 95% of the properties listed. For any others, we act as a marketing partner for the seller. We'll disclose ownership upon request.
Are there any back taxes or liens?
Any known taxes or liens will be disclosed in the listing. However, we always recommend you perform your own due diligence.
Why is the land priced so low?
We acquire land at a discount and pass the savings on to our buyers.
I’m interested—can you send me more information?
All known property details are listed in the property description on our website.
Do you offer seller financing?
Yes, on select properties. If it’s not mentioned in the listing, feel free to inquire.
I have cash—can we meet in person?
We’re based in Detroit, MI. If you’re in another state, meeting in person may be difficult, but we offer secure online payment options.
Do you offer any discounts?
Yes! We regularly promote specials and are open to reviewing reasonable offers.
How do I buy land from you, and when do I get the deed?
Go to www.perspectivelands.com
Click on the property you're buying.
Add it to your cart and check out with a debit or credit card.
Once payment is received:
We'll request your full name (or business name) and mailing address.
We’ll send a preview of the deed for your approval.
After confirmation, we’ll file the deed with the county. You'll receive the updated deed by mail within 3–4 weeks.
Quit Claim Deeds/Tax Deeds prepared by our team will be invoiced via email/mobile link. Major cc such as Visa, Mastercard, American Express, Discover are all acceptable forms of payment. Paypal & Cash App not accepted!
Note: If closing through a title company, they will guide you through the process.
Do you have other land for sale in a specific county or state?
All available inventory is listed at www.perspectivelands.com. Be sure to subscribe for updates on new properties.
I don’t see the property I was looking at earlier. Where did it go?
If a property is sold, it will be moved to the "Sold" category on our website. Only available properties listed with "For Sale" are currently active and avaiable for purchase.
